D J Recycling handles commercial clearance and commercial waste removal for businesses across Worthing, Lancing, Littlehampton, Bognor Regis and the rest of Sussex. Shops, offices, pubs, hotels, warehouses and storage units.
We are a skip hire firm as well as a clearance firm, which means we will tell you honestly whether your job wants a crew, a container, or both. Most firms only sell you the one thing they own.
Whether you call it commercial property clearance, commercial waste clearance or just getting the unit emptied, it is the same job and we have done it in most kinds of building on this coast.
Jobs start at £70 +VAT and run to several thousand, which is why we price from photos instead of guessing. WhatsApp the pictures and you will have a figure the same day.
Call 01903 905 088 or WhatsApp us photos for a price the same day, Monday to Friday, 8am to 5pm.
This is the question worth settling before you ring anyone, because getting it wrong is where businesses waste money.
Plenty of jobs want both. On a refit we will drop a skip for the trades and bring a crew at the end for the things nobody wants to touch. See commercial skip hire for sizes and prices.
Shopfittings, counters, shelving, rails, mannequins, tills, signage, flooring and unsold stock. We work around trading hours and clear units ready for handover.
Desks, chairs, pedestals, filing cabinets, partitions, conference tables, kitchen units and the server cupboard nobody has opened in five years.
Office furniture in good condition gets offered on wherever we can place it, instead of being tipped. See furniture collection for how that works.
Bar fittings, cellar kit, commercial fridges and freezers, cookers, extraction, tables, chairs, booth seating and crockery. Kitchens produce a mix of heavy, greasy and electrical waste, so they are priced carefully.
A refurbishment produces fifty identical beds, headboards, wardrobes and chairs at once, usually to a fixed handover date.
We have done it before. We clear floor by floor so the hotel can keep trading, out of hours where it needs to be, and the waste transfer notes for the contract file are yours for the asking.
A hotel clearance service is a logistics job as much as a waste job, and a hotel furniture clearance service lives or dies on hitting the handover date.
Worth knowing: if the soft furnishings are in good condition and still carry their fire safety labels, some charities will collect them free. We will say so rather than charge you to take something somebody else would take for nothing.
Racking, pallets, redundant machinery, conveyor, cable, scrap metal, packaging and the accumulated contents of a mezzanine. For industrial waste removal we bring grab lorries as well as vans when the volume justifies it.
Units go into arrears, tenants disappear, and the operator is left with a full container and a lease to relet.
Storage unit clearance is work almost nobody in Sussex advertises. We clear single units or a run of them, and we work to whatever access the site allows.
Classroom furniture, library shelving, care home beds and chairs, waiting room seating and clinical furniture.
Every member of our team is DBS checked, which these sites tend to ask about before they ask about price. We work around opening hours and to whatever access the site controls require.
Gym equipment, lockers, mirrors, salon chairs, basins, sunbeds and treatment couches. Heavy, awkward and rarely designed to come out through the door it went in.
Units handed back half empty, tenants gone, dilapidations to settle. We clear to a schedule, send before and after photos, and invoice the agent, so nobody has to chase the tenant.
If the property is residential rather than commercial, see house clearance.
A strip out is everything non structural coming out so the next fit out can start. Partitions, suspended ceilings, floor coverings, kitchens, bathrooms, cabling, fixtures and fittings.
We do both halves. Our team takes out the partitions, ceilings, floor coverings, kitchens and fittings, and our own skips and lorries take the waste away as it comes out.
One firm, one price, and nobody stood waiting on anybody else. On most strip outs the waste is the part that holds the programme up, so having the containers and the labour under one roof is the whole point.
It is a different job from a clearance, because the waste arrives faster than any van can take it and it arrives in streams. Timber one day, plasterboard the next, metal after that.
On an office refurbishment that means planning the containers around the programme rather than reacting to it. Tell us the sequence in week one and the containers turn up when the trade does.
So we run skips on site and swap them as they fill, with separate containers where material has to be kept apart. Plasterboard cannot be mixed with general waste, and clean metal and timber are worth more separated.
See site clearance for the builders waste side, and grab hire when the volume outgrows skips.
Two things stop a strip out dead, and both are worth checking before anyone starts. Asbestos, and who the duty holder is. Both are covered below.

Under the Data Protection Act 2018 and UK GDPR, a business has to dispose of personal data securely once it is no longer needed. Leaving HR files in a skip is a data breach before it is anything else.
Here is the honest version, because it matters more than winning the job. We are a clearance company, not a confidential waste company. We do not shred to a data standard and we do not issue certificates of destruction.
So if the office you are clearing has personnel files, customer records, medical notes or anything else carrying personal data, that material wants a secure destruction service, not a clearance van.
What to look for in one: they should work to BS EN 15713:2023, use cross cut or micro cut shredding, and give you a certificate of destruction for every collection. That certificate is your evidence, and you stay the data controller whether you have it or not.
Everything else in the building, including the filing cabinets the records came out of, we will take.
We take computers, servers, printers and screens, and we handle them ourselves rather than passing them on.
Wipe the machines before they leave, or pull the drives out and keep them. That is the only way you can be certain, and it costs you nothing. If a drive holds anything sensitive and you cannot wipe it, send it to a data destruction specialist instead of putting it on any clearance van, ours included.
Monitors, printers, servers, fridges, freezers, air conditioning units and fluorescent tubes all have their own handling requirements, and they are business waste, which puts them under your duty of care.
They are also the most expensive thing in most clearances. West Sussex charges businesses £684 a tonne for cooling appliances, display equipment and tubes, against £244.80 for ordinary large and small appliances.
West Sussex County Council is blunt about it. Take commercial waste to a household recycling centre and staff will refuse you entry. Businesses have to use the council transfer stations or a licensed carrier.
Several of them are hazardous, which means a consignment note instead of an ordinary transfer note. See appliance collection for the fridge and freezer rules.

Most commercial clearances cannot happen at eleven on a Tuesday morning, because the business is open and the customers are in.
Early mornings and evenings are normal working for us, because on a trading shop or a hotel they are usually the only way the job happens at all.
Saturdays and Sundays we will also do, and they are quoted accordingly. A crew giving up a weekend costs more than a crew working a Tuesday, and we would rather put that in the price than pretend otherwise.
Tell us the window you have and we will tell you what it costs to work in it. A 6am start before a shop opens, an evening after a restaurant closes, a Sunday when the office is empty. All of it is possible, and the quote reflects which one you need.
There is no price list, because one job is a treatment room and the next is a pub. Our minimum charge is £70 +VAT and the biggest commercial jobs run into thousands, so the number comes from the photos.
These are the seven things that move it.
How much there is, in van loads or skip loads
Mixed waste costs more than separated. Electrical and upholstered items cost more again
Shop fit debris, tiles and rubble are priced by weight, not volume
Ground floor with a loading bay is not the same job as a third floor with no lift
A bay suspension or a long carry adds time to every trip
Out of hours, weekends and fixed handover dates affect the crew we need
Dismantling racking or taking a bar apart is work before it is waste

WhatsApp us pictures of what needs clearing, with a note of the floor and the parking. We price it before anyone travels, so there is no doorstep quote and no surprise on the invoice.
Jobs run from about a van load to several weeks of work, so the honest answer on the phone is that we need to see it. Photos are usually enough.
Where the price is fixed, we publish it. A ton bag is £70 +VAT whatever goes in it. Skips are priced by waste type, so a 4 yard is £130 +VAT for hardcore and £220 +VAT for mixed waste.
Most commercial clearances are mixed waste, so use the mixed column. Full table on the skip hire page.
2 to 4 cubic yards
One office emptied, a few desks and chairs
An 8 yard builders skip
A small shop, a treatment room, a storage unit
A strip out or a refit running over days
These are guides. A unit full of cardboard and a unit full of tiles are the same size and very different jobs, which is why we ask for photos and not square footage.
Forget the environmental argument for a moment and look at the invoice. Here is what West Sussex County Council charges businesses at its own transfer stations from April 2026, including VAT.
Applies to domestic type seating, so a staff room sofa rather than a fixed booth
Two conditions worth knowing. Each category carries a minimum charge equal to half the tonne rate, so £124.80 on trade waste and £10.80 on paper and card, which means a small load never reaches the headline price.
And the council transfer stations take no construction or demolition waste from businesses at all, plasterboard included. They are open Monday to Friday only, 8.30am to 4.30pm, at Burgess Hill, Chichester and Crawley.
Separated paper and card costs around a twelfth of what the same tonnage costs as mixed trade waste. That gap is the whole reason a sorted clearance is cheaper than a skip full of everything.
Landfill tax moved the same way in April 2026. The standard rate went to £130.75 a tonne and the lower rate more than doubled to £8.65, so there is more upside in getting inert material into the right container than there was last year.
And since Simpler Recycling came in, separating is not optional anyway. More on that next.
Businesses carry obligations householders do not. Most firms we clear for know roughly what they are and are not sure of the detail, so here it is.
Already in force
Section 34 of the Environmental Protection Act 1990 makes you responsible for your waste even after it has left your premises. You have to take reasonable steps to make sure it only goes to an authorised person.
If a cheap clearance firm fly tips your waste, the paper trail leads back to your business. On conviction in the Crown Court the fine is unlimited.
The check takes a minute. Ask for the waste carrier registration number, which begins CBDU for an upper tier registration, and look it up on the Environment Agency public register. A commercial clearance firm needs to be upper tier, because it carries waste other people produced.
You need one for every transfer, signed by both parties, and you must keep it for two years. It has to describe the waste, give the quantity, the classification code, the time and place, both parties and your SIC code, and confirm the waste hierarchy was applied.
For a regular collection you can use a season ticket, which is one note covering a series of transfers of the same waste with the same carrier, lasting up to a year. If the waste type or the carrier changes, you need a new one.
Ask us for the paperwork at the point of collection and you will have it. A business is required to hold it, so it is worth asking rather than assuming.
Since 31 March 2025, businesses in England with 10 or more full time equivalent staff have had to separate dry recycling, food waste and residual waste. Paper and card must be kept apart from plastic, metal and glass.
Your collector can combine paper and card with the other dry recycling, but only after a written assessment showing separate collection is not practicable or brings no environmental benefit. Ask yours whether they have done one.
The thing that catches people out is how staff are counted. It is full time equivalent across the whole business, not per site. Three shops with five staff each is fifteen, so the rules apply at all three.
Businesses with fewer than 10 staff have until 31 March 2027. Waste from customers and visitors counts, and the Environment Agency enforces with compliance notices.
Digital waste tracking started on 1 October 2026 for permitted sites that receive waste. Carriers, brokers and dealers are expected to follow in October 2027.
It is designed to replace paper transfer notes and consignment notes eventually. It has not replaced them yet, so anyone telling you the paperwork has gone away is wrong. Keep your notes.
Fluorescent tubes, old monitors, fridges with refrigerant still in them and solvents are hazardous waste, and they need a consignment note instead of a transfer note.
Batteries, oils and paints are the ones people get wrong, because they go either way. Lead acid batteries are hazardous and sorted alkaline ones are not. Mineral oil is hazardous and fryer oil is not. Solvent based paint is hazardous and water based emulsion is not.
So they have to be classified before they are collected, not guessed at. Tell us what is there and we will tell you which paperwork it needs.
In England the consignment note code starts with a premises code made from the first six letters or numbers of your business name. The old premises registration was abolished in 2016, so if a form asks you for a registration number, it is out of date.
Under the Control of Asbestos Regulations 2012 there is a duty to manage asbestos in non domestic premises. The duty holder is whoever has a repairing obligation under the lease, or control of the building where there is no such obligation.
On a commercial unit that can be the landlord, the agent, the tenant, or several of them at once. Worth settling before a strip out begins, not halfway through one.
Our position is simple. We do not remove asbestos. If we find anything we suspect is asbestos, work stops in that area and we tell you straight away.
Most higher risk asbestos work must only be carried out by a contractor holding an HSE licence, and whether a particular job is licensable comes down to the risk assessment. Either way it is not us.
A call or an email with photos. The premises type, roughly what is in it, which floor, the parking and the date you need it gone.
A real figure, and an honest word on whether a skip would be cheaper. For bigger jobs we will come and look and give you a figure on the spot.
Early mornings, evenings, a weekend or a straight weekday, whichever keeps the business running. Tell us which when you send the photos and the quote comes back priced for it.
Our own crew and our own vehicles. Confidential waste kept separate, domestic type upholstered seating kept separate under the POPs rules, recycling segregated as we load.
Ask for a waste transfer note and you will get one, consignment notes where the waste is hazardous, and before and after photos if you are not on site.
A clearance firm with no containers will always sell you a crew. A skip firm with no crew will always sell you a skip. We have both, so the advice can be straight.
One off clearances, a run of units, or a regular collection. You are not signing up to three years to get a unit emptied.
You get the number up front. No doorstep pricing and no invoice that does not match the quote.
We carry £5 million liability cover, every member of the team is DBS checked, and we are rated 5.0 from 147 reviews. Ask anyone else you are weighing up for all three and see what comes back.
Transfer notes whenever you need them, consignment notes where the waste is hazardous, and our registration number if you ask for it. Look it up, that is what the register is for.
Our yard is in Worthing. A 6am start in Lancing or a Sunday in Littlehampton is a short drive for us, not a logistics exercise routed through a national dispatch desk.
Sorting happens at our own yard. Metal, timber, card and usable furniture all come out first, and timber goes for wood recycling.
Commercial clearance Worthing, commercial waste Lancing, commercial waste Littlehampton, commercial waste management Bognor Regis and commercial waste removal Durrington.
Also Shoreham-by-Sea, Southwick, Sompting, Goring-by-Sea, Tarring, Findon, Angmering, East Preston, Rustington, Arundel, Yapton, Ford, Storrington, Pulborough, Steyning, Henfield, Burgess Hill, Horsham, Chichester, Hove and Brighton.
See our service areas or contact us and we will tell you straight away whether we reach you.
Sometimes you should, and we will tell you when. A skip is cheaper per tonne if your own people can load it and the job runs over days. A crew wins when there is a deadline, no labour to spare, stairs with no lift, or work that has to happen out of hours. We hire out both, so the answer is not driven by what we own.
Our minimum charge is £70 +VAT and the biggest jobs run into thousands, which is why we price per job from your photos. Volume, waste type, weight, access, parking, timing and dismantling all move it. Send pictures and you will have a figure the same day.
Shops and retail units, offices and co-working spaces, pubs, bars, restaurants and cafés, hotels and guest houses, warehouses, factories and industrial units, storage units and lock-ups, schools and colleges, care homes, surgeries and clinics, gyms, salons, churches and halls, and student accommodation.
Yes. Early mornings and evenings are normal working for us, since on a trading shop or a hotel that is usually the only way the job happens at all. Weekends we will also do, quoted accordingly, because a crew giving up a Saturday or a Sunday costs more than one working a Tuesday.
We take both, but be clear on what that means. We are not a confidential waste company, so we do not shred to a data standard or issue certificates of destruction. Anything carrying personal data should go to a secure destruction service. Wipe computers before they leave, or keep the drives.
Ask and you will get one, and a consignment note where the waste is hazardous. The law requires your business to keep a transfer note for two years, so ask at the point of collection. For a regular collection a season ticket covers a series of transfers for up to a year, as long as the waste type and carrier stay the same.
Ask for the waste carrier registration number and look it up on the Environment Agency public register. Upper tier numbers begin CBDU. A commercial clearance firm has to be upper tier, because it carries waste that other people produced. If a firm cannot give you a number, do not let them take your waste.
If you have 10 or more full time equivalent staff in England, since 31 March 2025 yes. Separate dry recycling, food waste and residual waste, and keep paper and card apart from plastic, metal and glass unless your collector has done a written co-collection assessment. Staff count across the whole business, not per site.
Not yet. Digital waste tracking started on 1 October 2026 for permitted sites that receive waste, and carriers and brokers are expected to follow in October 2027. Until then you still need your transfer notes and consignment notes, so keep them.
No. If we find anything we suspect is asbestos, work stops in that area and we tell you. Most higher risk asbestos work has to go to an HSE licensed contractor. On a commercial unit, settle who the duty holder is under the lease before a strip out starts, because that decides who arranges the survey.
Yes, both the stripping and the waste. Partitions, suspended ceilings, floor coverings, kitchens, bathrooms, cabling and fixtures come out, and our own skips take it away as it goes, swapped as they fill. Plasterboard gets its own container because it cannot legally be mixed with general waste.
Yes. A single floor, one office, the basement, or one unit in a row. Plenty of our work is partial, and it is cheaper than a full clearance, so say which when you send photos.
No, as long as we can get in and we know what stays. We send before and after photos, which is how most of our landlord and agent work runs.
Yes. Units handed back part empty, tenants gone, dilapidations to settle. We clear to a schedule, photograph before and after, and invoice the agent.
Yes, floor by floor and out of hours where the hotel is still trading, and transfer notes for the contract file are yours for the asking. If the soft furnishings are in good condition and still carry their fire safety labels, some charities will collect them free, and we will tell you that rather than charge you for it.
It comes back to our yard in Worthing and gets sorted instead of going straight to a tip. More than 90% is recycled. Metal, timber and card are separated, and usable furniture is offered on where we can place it. Domestic type upholstered seating goes through the separate POPs route.
Next day is normal and same day is often possible if you ring in the morning. For a dated handover, tell us the date when you book and we will plan the crew around it.
Yes, weekly, fortnightly or as needed, and you can have a transfer note for each collection. There is no minimum term and no contract to sign to get started.
